With over twenty years experience selling restaurant businesses (in addition to owning www.RestaurantBizOps.com), I know that buyer's have a pattern of asking the same questions. Through the years I have practiced, drilled, and rehearsed the answers to these questions and tested them for results. Here's what I have learned to answer the question:
"Why do you want to sell your restaurant?"
In my experience the best way to answer this is first of all with the truth - but never with an answer such as "I am retiring - but I don't NEED to sell. I WILL sell if I get my price though." So why is this a bad answer?
It may be the truth that you are wanting to retire and it is good to tell the truth. If you have a better business opportunity, want out of the business because you are burned out, don't have the money for the new concept the restaurant needs, or whatever - tell the truth. This builds trust that your asking price is more fair. The problem lies with saying you don't NEED to sell - even if you DON"T need to sell! Many sellers have said to me...
