a Restaurant? ( Ask the Tough Questions Early and Save Yourself

As an intermediary
selling restaurants for over twenty years, I wish I had read
this article when I started out. You’ve decided to sell
your restaurant ( or maybe you’re selling a restaurant
for someone else as an intermediary ) and a “suspect” buyer
calls you. Do not make the mistake I did for years in assuming
the buyer is a “prospect” buyer just because you
are eager to sell the restaurant and they talk a good game.
It seems
many times the “suspect” buyer asks all the questions
and because restaurants can be hard to sell we don’t
want to offend the buyer by asking for things like a financial
statement. So where do you draw the line in what to ask for
without chasing away a good buyer?
Experience
has taught me to ask early, firmly, professionally, and very
nicely – but pretty much insist on getting “The
Big Four”.

and I sincerely hope we can put a sale together. I will be
happy to provide you all the details about the restaurant in
order for you to know if you are interested.

Prospects for restaurant businesses or locations can contact Account Holders
with listings direct after a “Search” is completed. The “Search
Results” may display dozens of restaurants in a list for the person to
review who completed the search. All of the listings displayed have a header
which can be clicked on for a full page flyer to open up for details and even
printed. The listing being "opened up" is a clear indicator that
the listing is getting looked at. In fact, most Account Holders who post restaurant
opportunities can review how many times their listing was “Opened for
Details” for any period of time through their account “Reports” feature.
May 2005
set a record for the number of times listings were looked at
as defined as the number of times the listings in Search Results
were clicked on to “Open for Details”. In fact,
May grew over 20.3% from April – in ONE MONTH. Listings
are "opened up for details" thousands of times each
month. If you don't post your restaurant opportunity however
it can't be opened up. You have nothing to lose and everything
to gain by posting your restaurant opportunity(s).
